5 tips for short term renting

1. “Administrator” called the person (or legal person) who exploits the property (house).

2. Every administrator must declare to the application:

  • information for communicational reasons
  • the properties (houses)
  • the rents

3. The declared information for communicational reasons must be the same with those stored in airbnb, booking or any other platform.

4. Every administrator can declare:

  • max two (2) properties (houses)
  • max 90 days every year or 60 days every year for islands with less than 10.000 citizens
  • max 12.000 € of earnings each year (included the platform commissions)

5. The rents must be declared until the end of the first 20 days of the next month, from the rent day.

Examples

Total amount of earnings

An administrator has rent a house for 5 days for 500 € each day. Additionaly he has rent another house for 6 days for the same price. As a result the total amount of earnings is 500 x 5 + 500 x 6 = 2.500 + 3.000 = 6.500 €. The amount is less than 12.000 € so it’s legal.

Deadline for declaring the rents

An administrator rented a house on 6th of June. The deadline for declaring this rent is the 20th of July.
